When the Mortgage Type of a loan file is set to FHA, the FHA Loan tab will appear in the tab list on the left side of the screen, underneath the Financial Info tab.

The FHA Loan tab contains information specific to the FHA mortgage type, including the following fields:

  • Agency Case Number
  • Section of the Act
  • Lender / Mortgagee I.D. Code
    • Select from the dropdown or click + FHA Lender and enter the FHA Lender ID and Name.
  • Sponsor / Agent I.D. Code
  • Automated Underwriting System Result
  • Positive Rental Payment History
    • LPA considers only for Conventional and FHA loans.
    • DU considers only for FHA loans.

    • Make sure to validate against HUD guidelines for positive rental payment history requirements, to ensure it aligns with the correct context of rent payments, not rental income.

  • Seller Concession
    • This is not the same as a Seller Credit. Seller Credit should only be entered in the Purchase Credits section of the Loan & Property tab. If you enter it as a Seller Concession, you may get an error when running AUS.
  • Sponsor Originator EIN
  • Mortgage Credit Cert
  • Case Assignment Date
  • Loan Commitment Date
  • Loan Commitment Expiration Date
  • Each borrower's CAIVRID #

Make sure that you complete all relevant information in this tab before running AUS.
