LOS/Reports: Introduction of the new mortgage type 'Reverse Mortgage' in LOS and NMLS reports. (HOT-13434,HOT-15974)

  • Reverse Mortgage is now available for both Purchase and Refinance loans. Some labels are updated for Reverse Mortgage as
    • Down Payment updated as Required Investment
    • Base Loan Amount updated as Initial Principal Limit
    • LTV updated as PLF
  • For Reverse Mortgage, two mortgage options have been added HECM Standard, Proprietary/Other
  • The HECM FHA tab will only be displayed when HECM Standard is selected.
  • HECM FHA options include fields similar to FHA Info.
  • A new option has been added under Section 4 of the Act: 255(a) - Standard HECM.
  • Required Field Validation are updated as:
    • ARM Loan: Removed required field validation for qualifying rate, ARM info, etc.
    • HECM FHA: Removed validation for Positive rental history.
  • Pricing & Manual Loan Products:
    • When manually pricing a Reverse Loan, 4 products will be displayed per lender.

    • Manual products are available for HECM Standard and Prosperity/Other for both Fixed and ARM loans.

  • Additional Functionality:

    • Reverse Mortgage loans can be exported.

    • Users can create a reverse mortgage loan from an exported DU file.

    • Pricing/AUS will not function for Reverse Mortgage loans.

    • Users will not be able to generate disclosures for reverse mortgage loans.

    • For reverse mortgage loans, the sync PPE button will not appear under Review Fees.
    • Reverse Mortgages are not supported in Leads.

  • Default Fees Added (Can be added to Review Fees manually):
    • HECM Origination Fee

    • HECM Upfront MIP

    • HECM Counseling Fee

  • Reverse loans are now captured in their respective sections of the call reports, including sections such as Closed Loans, Brokered, Non-Del, Revenue, RMLA Section II, and SSSF Form, V5 reports and are properly exported.




TRID 3 and TRID 4+: New filters added to the Loan Pipeline and Pipeline Reports. (HOT-29625)

Two new filters, TRID-3 and TRID-4+, have been added to the Loan Pipeline. Additionally, new options, 'Due Today' and 'Overdue,' have been added to the Loan App (RESPA) Date filter in Pipeline Reports.


Loan Pipeline:
  • Two new filters have been added to the loan pipeline: TRID-3 and TRID-4+.

  • TRID -3 : Loan with TRID complete that have reached on 3rd Business Day of Disclosure deadline and need action today.

  • TRID-4+ : Loan with TRID complete that have missed the 3-Buisness-Day of Disclosure deadline and are now out of compliance.

  • Both filters are available in the "More Filters" section, allowing users to refine their loan searches. Loans displayed using these filters must have a status of Application Intake, Qualification, Pre-Approved, or Loan Setup.

Pipeline Reports:

  • The pipeline reports have been enhanced with the addition of the "Loan App (RESPA) Date" filter, now offering "Due Today" and "Overdue" options.

  • The "Due Today" filter displays loans that have reached on 3rd Business Day of Disclosure deadline and need action today.

  • The "Overdue" filter shows loans completed more than 3 business days ago.

  • The TRID Overdue Days column now calculates the number of days past the 3-business-day deadline:

    • It will show "0" for loans due today.

    • It will display overdue days for loans that are past due.

    • It will remain blank for loans that are not yet due.

  • Note: This filter displays loans of all statuses, as there is a separate filter specifically for loan status.




QM Test Analysis: Thresholds updated in accordance with effective dates on or after 01/01/2025. (HOT-31640)

Enhancements have been made to the logic for selecting the applicable QM fee rule for a loan, ensuring that the correct rule is applied based on the available loan dates.

  • The system will first check the Estimated Funding Date and apply the corresponding year rule. If the Estimated Funding Date is not available, the system will check the Loan Funded Date and apply the corresponding year rule accordingly. If neither date is available, the system will default to using the current year.
  • The year extracted from the applicable date (based on the priority above) determines which QM fee rule is applied. If the year is before 2024, the system will not allow the QM test to be run. If the year is later than the most recently defined rule (e.g., after 2025), the system will apply the latest available rule (e.g., 2025).



Closing Cost/Lenders: Added support for adding custom fees. (HOT-27931)

An option has been added to allow users to add a custom fee directly from the Closing Cost/Lender Fees section.

Users can now click the "Add New Fee" option next to the Fee Name field to create and add a custom fee, a custom fee of type LW_OTHER will be created.


Closing Cost/Lender Fee: Added new fees under the Default Fee Template. (HOT-31523)

The following new fees have been added under Section E: Taxes and Other Government Fees. These fees will be reflected in both Lender Fees and Closing Costs:

  • Mortgage Surcharge County or Parish
  • Mortgage Surcharge Municipal
  • GA Intangible Tax



ARIVE Disclosures: Updated the 'HUD Addendum to Uniform Residential Loan Application' to the latest version. (HOT-31105)

A new version of the “HUD Addendum to Uniform Residential Loan Application” form is now available with the following changes:

  • The expiry date has been updated from “12/31/2023” to “10/31/2026,” visible at the top right of page 1.
  • The date and text have been updated from “form HUD-92900-A (02/2020)” to “Form HUD-92900-A (04/2023)” at the bottom right of pages 1 and 2.
  • The form ID has been updated from “LFD02010-20210501” to “20240416,” visible at the bottom left of pages 1 and 2.
  • The “Privacy Act Information” section has been removed from the bottom of page 1.



ARIVE Disclosures: Updated 'Notice of Action Taken Form' with latest changes. (HOT-21116)

As part of the update, Creditor’s name, address, and telephone number are now enabled fields in the “Notice of Action Taken (Adverse Action)” form.



Disclosures: Tax Transcripts – Support retrieval of IVES Participants based on organisational hierarchy. (HOT-30837)

Previously, the system displayed IVES Participants only from the Loan Officer's organization. It now includes participants from both the Loan Officer's organization and the main organization.




Restrict Disclosure Loan Number Updates if any disclosure via doc-magic has been generated. (HOT-29812)

Editing the Disclosure Loan Number in the ‘Other Consideration’ section of the Disclosure form is now restricted once a disclosure package has been generated.



Borrower Info: Allow the user to enter up to five alternate names for the borrower. (HOT-31928)

In Borrower Info, borrowers were previously able to add only up to 3 alternate names. Now, users can add up to 5 alternate names.



Review Fee: Added an option to override the Hazard Insurance Premium and Property Taxes in the prepaid section. (HOT-31893)

An override button has been added for Hazard Insurance Premium and Property Taxes in the Prepaid Section, allowing users to override the sync between the Prepaid and Initial Escrow sections.



Review Fee: Allow the user to move the Temporary Buydown Amount fee between Section A and Section H. (HOT-32086)

In this update, we have enabled the user to move the Temporary Buydown Fee between Section A and Section H, and vice versa. 



Point of Sale: Added an option to search for a realtor by name. (HOT-28998)

  • The ability to search for real estate agents by name has been added in the Point of Sale (POS). Previously, search functionality was limited to email only.
  • Users can now search for real estate agents using either their name or email from the available list.



Automation Rule: Added new field 'Broker Compensation Percentage' to the rule criteria.. (HOT-30685)

A new field, Broker Compensation Percentage, has been added to the rule criteria with the following operators:

  • equals
  • not equals
  • is less than
  • is at most
  • is greater than
  • is at least
  • is in range
  • does have value 
  • does not have value 

Automation Rule: Added information tags in the confirmation action for MI, Subordinate Lien, Custom Fields, Loan Channel.  (HOT-31746)

Financial Info: Provided an option to sort liabilities using different parameters. (HOT-11218)

In Financial Info, Monthly Liabilities, sorting functionality has been added. Users can now sort Monthly Liabilities by Unpaid Balance, Monthly Payment, and Liability Type, with the option to apply both ascending and descending order.



ZAPIER: Added a new field 'Branch UUID' to display the Primary LO’s branch UUID and 'Lead Provided By' in the Get Loan API. (HOT-31376, HOT-31639)

As part of the update, the Get Loan API will now support 'Branch UUID' (the Primary LO’s branch UUID) and Lead Provided By.



Review Fee: Enhancement on review fee section. (HOT-30929)

The following changes have been implemented for Review Fee, Audit & Date and Final Points Pop up

Review Fee Section:

  • Added "1st Estimated Payment Date" to the right side of the Review Fees page.
  • Removed Section J and relocated the "Lender Credit" field to Section A.
  • Moved the Rate Lock pop-up under both "% of Loan Amount (Points)" and "Lender Credit" fields.

Audit & Date Section:

  • Added a "Broker Flat Fee" breakdown for broker loans and "Non-Del Flat Fees" for non-del loans.
  • Introduced a button to redirect users to the Review Fees page.

Final Points Pop-up:

  • Replaced "Adjustment for Lender Credit" with "Manual Adjustment" for broker loans.
  • The "Margin Type" column is now displayed only for non-del loans.


PPE: Updated the 'Affordable' toggle to a checkbox and repositioned it. (HOT-32104)

As part of this update, the 'Affordable' toggle button has been replaced with a checkbox and relocated below First Home Buyer.





MINOR ENHANCEMENTS/FEATURES


Default Notes setting of Notify Users to user selection. (HOT-31777)

The 'Notify Loan Team' checkbox will now be unchecked by default for all cases.


Borrower Info: Added the option 'Do Not Wish to Provide' to the Marital Status question in LOS.(HOT-30740)

Users can select the marital status option 'Do not wish to provide' in the Borrower Information section of the LOS. This selection is also synchronized with the POS and the associated automation rule.


Audit & Dates: Added an option to directly clear specific key dates. (HOT-26823)

Added an option to directly clear dates in the Document Dates section using a cross (X) icon.


HELOC Feature Enhancements. (HOT-10781)

Applied validation on the Maximum HELOC Line Amount when a subordinate lien is present. If a subordinate lien exists, the loan amounts of all liens should be subtracted from the appraised value, and the remaining amount will be the maximum allowable line amount."


Activity Logs: Enabled search functionality to search by Section and activity in audit logs. (HOT-31403)

We have implemented a search functionality in the Activity Logs, allowing users to search by Section or Activity.


Review Fees: Allowed users to calculate escrow even when the loan is read-only. (HOT-31068)

In read-only mode, users are now allowed to calculate escrow using the Escrow Calculator on Review Fee screen.


Delete User level credentials when access to use respective credentials is removed. (HOT-29624)
