MAJOR FEATURES
With this change, we have updated two admin control settings:
Restrict Entire Loan Edits:
- Only roles selected in the list will have the 'Edit' button, and upon clicking the 'Edit' button, the loan will become editable. Previously, roles selected in the list could edit the loan without needing to click the 'Edit' button, as the button was not present.
- Roles that are not selected in the list will not see the 'Edit' button and will not be able to edit the loan.
Restrict Entire 1003 and fees:
Only roles selected in the list will see the 'Edit' button, and upon clicking it, they will be able to edit the loan (including Fees and 1003). Previously, roles selected in the list could edit the loan (Fees and 1003) without needing to click the 'Edit' button, as the button was not present.
Roles that are not selected in the list will not see the 'Edit' button and will not be able to edit the loan (Fees and 1003). Previously, these restricted roles were able to edit Fees and 1003 by clicking the 'Edit' button, as the button was visible to them.
The toggle for LE/Initial Disclosures generated (via DocMagic) will be enabled and disabled by default. (Non Del)
Restricted roles that are not listed will not see the editing messages or the 'Get Edit Access' button.
NOTE: With the changes outlined above, please ensure that the logged-in user role has the necessary permissions in the Company and Branch settings, particularly concerning the primary loan officer on file. Additionally, user roles that do not have the required permissions to access the loan file will not be able to edit the loan. These users will need to have their permissions updated by a Company or Branch administrator.
Admin Controls: Restrict Role based permission to Edit Pre Approval Template. (HOT-27675)
Added the ability for admin roles to restrict users from editing the pre-approval template/letter. Restricted users will not be able to edit the pre-approval letter template verbiage in company/user/branch settings. Additionally, after generating the pre-approval letter, the "Edit" button will be disabled within the loan.
Automation Rule: New fields added specific to subject property and Smart Fees. (HOT-27873)

The following fields have been included for the automation rule criteria and required fields section:
- Subordinate Lien - Creditor Name (does have value, does not have value)
- Subordinate Lien - Lien Position (in, not in, does have value, does not have value)
- Subordinate Lien - Monthly Payment (equals, not equals, is less than, is at most, is greater than, is at least, is in range, does have value, does not have value)
- Subordinate Lien - Loan Amount (equals, not equals, is less than, is at most, is greater than, is at least, is in range, does have value, does not have value)
- Subordinate Lien - Fund Source Type (in, not in, does have value, does not have value)
- Subordinate Lien - Lien Type (in, not in) [Mortgage, HELOC, Affordable]
- Subordinate Lien - Credit Limit (equals, not equals, is less than, is at most, is greater than, is at least, is in range, does have value, does not have value).
Document Upload To Lender UI enhancement. (HOT-27654)
Enhancement of the document upload feature to Windsor, including a more interactive UI, improved messaging, a pop-up displaying the list of uploaded documents, success notifications, and the ability to set the document submission type to 'Initial Submission'.
Non Del: Allow user to generate COC after generating Closing related disclosure packages via doc-magic.(HOT-26999)
ZAPIER: Show branch name in Get Loan details api. (HOT-28202)
Added a new field to the Get Loan Details API to display the branch name. The branch name will be shown based on the primary loan officer's assigned branch.
Admin option to enable edits on read-only Loans via Automation Rule. (HOT-27838)
When a loan is in read-only mode (i.e., locked for users other than Admin roles due to automation rules), a new 'Unlock Loan' option has been added to the dropdown menu for Admin roles. This option allows Admin users to unlock the loan for all other users.
MINOR ENHANCEMENTS
Add Post Funding as dropdown for lender submission round for easier sorting. (HOT-28356)
Add an option for 'Post-Funding' in the lender submission dropdown.
Client Need Rules: Add new condition field "Real Estate Usage Type" (HOT-27917)
Added a new condition field, 'Real Estate Usage Type' (with 'in' and 'not in' operators), in the Client Need rules setup, which will reference the 'Proposed Usage Type' in REO.
Allow entry of Taxes, Insurance, and HOA if taxes or insurance are marked as escrowed in mortgage liability. (HOT-27748)
In the Financial Info section, users can now edit non-escrowed expenses (e.g., MI, HOA dues) in the REO section, even when taxes or insurance are marked as escrowed. Only escrowed fees will be disabled and set to zero, while other fields remain editable. This functionality applies only to the first lien in Liabilities.
Initiate Document E-sign when user re-generates a package that's already sent for e-signing. (HOT-27102)
The following changes have been made to eSigning related to Disclosure generation via DocMagic:
- Regenerating a document that was previously sent for e-signature now automatically resends it for e-sign.
- Regenerating a document that was not sent for e-signature provides the option to send it for signature.
