By default, the information a borrower filling out a loan application through your POS will be prompted to provide includes all six elements of TRID / RESPA: Name, Income, SSN, Property Address, Property Value, and Loan Amount. This means that when a completed application is submitted to you, TRID will be triggered immediately.
Many users who wish to prevent this from happening do so by removing one of the question sections from their POS. This can be done at the company level from your Company Settings, at the branch level from your Branch Settings, or at the individual user level from your User Settings, by going to the POS App Config tab and clicking Edit.
The most common approach is to uncheck Obtain Street Address for Purchases, and either Estimated Property Value or Estimated Loan Amount for Refinances.
